How to Remove Mould From Walls

Sealed paint and raw plasterboard are 2 completely different jobs, and confusing them is how a 20 minute wipe-down turns into a wall replacement. Here is the method, what to protect, and how to read regrowth.

The short answer

  • Test the surface before you touch it. Intact paint is effectively non-porous and growth sits on the paint film. Raw or paper-faced plasterboard is porous, and growth extends below what you can see.
  • Killing mould is not the goal. Physical removal is. A cloth, a mild detergent and genuine effort will take growth off a sealed surface.
  • Skip the bleach. It strips colour while leaving growth in porous material, and it is mostly water, so it adds moisture to the exact spot you are trying to dry.
  • Scrubbing bare plasterboard makes the patch bigger: it abrades the paper facing into airborne dust, drives water into the gypsum core, and smears growth outward into a wider halo.
  • Regrowth in the same outline means the wall was never the problem. Vertical stripes at regular spacing are usually the studs, a defined patch behind a bathroom is usually plumbing, and a band along the base of an external wall points to ground-level water.

Almost every question I get about mould on walls skips the thing that decides the entire job: what the wall surface actually is. Sealed paint and bare plasterboard need completely different handling. Getting that wrong is how a 20 minute wipe-down turns into a wall replacement.

Sealed paint or bare plasterboard: check before you start

Intact paint is a barrier. Growth on a painted wall is usually sitting on the paint film, feeding on what has settled there: dust, skin cells, soap film, cooking residue, the fine greasy layer that builds up in kitchens. That is removable. Bare plasterboard is a different situation, because the paper facing is itself food, and once growth is established in it the roots go into the paper rather than resting on top of it.

Press a damp cloth against the wall and watch. Water that beads and sits on the surface means the seal is intact. Water that soaks in, darkens the surface, or leaves the paper feeling soft means you are dealing with a porous material. Do this test in the affected area and again in a clean area nearby, because paint fails locally. Bathroom ceilings and the wall above a shower are the usual suspects: years of heat and moisture leave the paint chalky, bubbled or flaking, and a wall can be sealed at eye level and porous 300mm higher.

Take 2 minutes to look at the wider picture too, because a wall rarely grows mould in isolation. Old tide marks, a bowed skirting board, a cornice line that has gone slightly grey. Do not use your nose as the test either. Mould does not have to be visible or smell, and most significant problems have no smell at all. The ones that do stop registering after a few days, because a constant odour becomes the background. A room smelling fine is not reassurance.

Protect yourself and the rest of the house first

Disturbing growth releases spores. That happens whether the mould is actively growing, dormant or long dead, so "it looks dry and old" is not a reason to skip protection. Whether mould is alive was never the measure of whether it matters.

  • A P2 mask, gloves, and eye protection. Change out of the clothes afterwards and wash them separately.
  • Close the door to the room. Open a window to outside rather than running a fan that blows across the wall and into the hallway.
  • Move or cover soft furnishings, bedding and curtains. Textiles catch what you release and hold it.
  • Use a HEPA vacuum if you have access to one. A standard domestic vacuum passes fine particles straight through the exhaust and redistributes them around the room.
  • Damp-wipe rather than dry-brush. Dry brushing is the fastest way to turn a surface problem into an airborne one.

Damp buildings change once moisture stays put. Plasterboard softens, timber holds water, insulation stops drying out, and settled dust turns into a food source. That is reason enough to work carefully and to fix the moisture rather than the stain.

The method on a sealed, painted wall

  1. 1Vacuum the surface first, with a soft brush head, working top to bottom. Lifting the loose dust and spores before you add any moisture means you are not turning them into a paste you then spread around.
  2. 2Damp-wipe with a mild detergent solution on a clean microfibre cloth. Detergent does the useful work here: it lifts growth and the soil it is feeding on off the surface so you can carry it away.
  3. 3Work in small sections, roughly 30cm squares, and fold to a clean face of the cloth constantly. A loaded cloth stops removing anything and starts relocating it.
  4. 4Go over each section a second time. The first pass almost never gets everything, and the difference between a wall that stays clean and one that greys up again in a month is usually just the second pass.
  5. 5Rinse with a clean damp cloth, then dry the surface immediately with a dry one. Do not leave it to air-dry.
  6. 6Bag or wash the cloths hot and separately. Do not put them back in the general cleaning kit.

For stubborn residue on hard surfaces, citric acid and patience will do more than any spray-and-walk-away product. Steel wool has a place on tile grout edges, glass, metal window tracks and shower frames, but never on painted plasterboard, where it will simply take the paint off and turn a sealed surface into a porous one.

Bleach is a poor choice and it is worth knowing why. It removes colour without removing growth from porous material, so the wall looks fixed while the problem continues underneath. It is also mostly water, which means you are adding moisture to the spot you are trying to dry. Vinegar comes up constantly as the natural alternative, and it has real limits worth understanding before you rely on it. I went into those in my honest assessment of vinegar as a cleaner.

A final note on appearance. Paint often holds a stain after the growth itself is gone, and a stain is not active growth. Painting over it is reasonable once the surface has been properly cleaned, fully dried, and the water source dealt with. Painting over it as the first move just gives the growth a fresh layer to work with, and stain-block paint is very good at hiding a problem for about 6 months.

Why scrubbing plasterboard spreads it

Plasterboard is a gypsum core wrapped in paper. When mould is established in that paper, aggressive scrubbing abrades the paper into fine airborne dust, drives your cleaning water into the core, and pushes the visible edge outward into a wider halo than you started with. You finish with a bigger mark on a wetter wall.

Careful surface work is still defensible on porous material. A gentle HEPA vacuum and a light damp wipe will reduce the surface load and let you see what is actually happening. What is not defensible is leaning into it with a scourer and a bucket. If the board feels soft or spongy under thumb pressure, if it is bowed, or if the paper facing lifts when you wipe, the material is saturated and cleaning is not the answer to the question you are asking.

When the wall needs to come out

Sometimes the material has to be removed and no amount of technique changes that. Signs the job has moved past a domestic clean:

  • The board is soft, spongy or visibly bowed.
  • The paper facing is lifting, peeling or delaminating.
  • Growth returns within a few weeks despite correct cleaning and drying.
  • Staining runs behind skirting boards, architraves or cornice, meaning the affected area is larger than what you can see.
  • Insulation in the cavity is wet. Batts hold water for a long time and will keep a wall damp indefinitely.
  • The affected area is large. Published guidance commonly treats roughly 1 square metre as the point where the job stops being a clean, and while that is a convention rather than a rule of physics, it is a sensible line to hold.

Cutting out affected board releases a great deal of material at once and needs containment, air management and disposal handled properly. That is specialist remediation work. I am not a remediator, and I will say so plainly rather than have a go at it.

It came back in exactly the same outline

This is the most useful diagnostic you have and it costs nothing. Clean the wall properly, dry it, photograph it, then wait. What happens next tells you where the water is.

Regrowth in the same shape, with the same edges and the same boundary, means the wall is mapping something behind it. Vertical stripes at regular spacing are usually the studs, where the framing conducts heat and creates a cooler surface that condensation finds first. A defined patch mid-wall on the other side of a bathroom or laundry is usually plumbing. A band along the bottom of an external wall points to ground-level water or a failure at the base of the wall. Growth concentrated in the top corner of an external corner room is often simply the coldest point in the room, which makes it a ventilation and condensation issue rather than a leak.

Diffuse, scattered new patches in different places are a different message entirely. That is a room-wide humidity problem, not a localised water source.

Speed is evidence too. Given the right conditions, mould can begin growing in around 48 hours. Regrowth inside a week or 2 tells you the surface is getting wet again regularly, not occasionally.

The wall is the symptom. The water is the problem.

A large share of the moisture in a house is generated inside it. Showering, cooking, drying laundry indoors, unflued gas heating, and simply breathing: a household of 4 puts a surprising volume of water into the air overnight. Brisbane's outdoor humidity is part of the story and never the whole of it, which is why 2 homes on the same street behave completely differently.

A healthy home sits at roughly 40 to 65 percent relative humidity, and water events get dried within hours rather than days. A cheap hygrometer will tell you more about your house than any product you can buy. After that it is unglamorous: exhaust fans that vent outside rather than into the roof cavity, running them for 20 minutes after a shower instead of 20 seconds, keeping furniture off external walls so air can move behind it, not packing wardrobes on external walls solid.

Housekeeping does not create the moisture, and I would not pretend otherwise. It is still a genuine lever. Dust and clutter feed growth, block airflow, and hide the early signs until the problem is well established. Reducing dust, thinning out excess soft furnishings and shortening how long anything stays damp all shift the odds, and that is a good part of what a thorough natural, fragrance-free clean is for.

If you run a dehumidifier, maintain it. Empty and wipe the tank, clean the filter on schedule. A neglected dehumidifier becomes a moisture and microbial problem of its own, sitting in the corner quietly making things worse. Which unit type suits your situation depends on the space and how you use it, so ignore anyone who tells you a single technology is universally correct.

And this is not an old-house issue. New builds have their own failure modes, including condensation inside steel-framed wall cavities where nothing at all is visible until it is well advanced.

Where I fit, and where I do not

I clean surface mould where it is safe to do so, as part of a clean, using fragrance-free products with no bleach and no essential oils. Professional HEPA vacuums, the right brushes, citric acid, steel wool where the surface can take it, and physical effort do the work that harsh chemistry only pretends to do.

During a Home Health Review I walk through the home with you and we talk about what I notice: the wardrobe pushed against the cold external wall, the bathroom fan discharging into the roof space, the laundry that gets hung indoors every wet week. That is an observation and a conversation, not an assessment. Formal mould assessment is a separate field, where an inspector takes moisture readings and samples and a laboratory does the identification. Colour, for what it is worth, tells you almost nothing: the same species appears in different colours on different surfaces in the same room, some are effectively transparent, and "black mould" describes a colour rather than a species.

Common questions

Can I just paint over mould on a wall?

Not as a first move. Paint applied over live growth gives it a fresh surface layer to work with, and stain-block paint is very good at hiding a problem for months before it reappears. Painting is reasonable once the surface has been physically cleaned, fully dried, and the source of the moisture has been dealt with. If water is still getting in, no paint will hold.

Does vinegar kill mould on walls?

Killing mould is the wrong target. Physical removal is what matters, because dead mould and dormant spores still count as a problem. What removes growth from a sealed, painted wall is a cloth, a mild detergent and genuine effort, repeated until the surface is clean. Vinegar has real limits as a cleaner and is not a shortcut around the physical work.

How do I know if mould is inside the wall rather than on it?

The strongest clue is the regrowth pattern. If it comes back in the same outline after a proper clean and dry, something behind the surface is still wet. Vertical stripes at regular spacing usually mark the studs. A defined patch on the other side of a bathroom or laundry usually means plumbing. Soft or bowed board, lifting paper facing, or staining that runs behind skirting boards all suggest the problem is in the material rather than on it.

Is black mould on walls more dangerous than other colours?

Colour tells you almost nothing useful. The same species can appear in different colours on different surfaces in the same room, and some moulds are effectively transparent. Black mould describes a colour, not a species, and actual identification requires a laboratory. Treat any growth as worth removing and worth investigating, whatever shade it is.

How long after a leak before mould grows on a wall?

Given the right conditions, growth can begin in around 48 hours. That is why drying a water event within hours rather than days is the single most useful thing you can do. If a wall gets wet, move air across it, bring the humidity down, and lift or remove anything soft that is holding water against it.
