Mould and Damp in Brisbane Homes: The Complete Guide

Mould is a moisture problem first, but housekeeping, ventilation and how fast a home dries all feed into it. Here is how damp actually behaves in a subtropical home, and what genuinely works.

The short answer

  • Mould needs moisture, a food source and time. You cannot eliminate any of the 3, but you can influence all of them.
  • Given the right conditions, mould can begin growing in around 48 hours. Drying a water event within hours, not days, is the single most useful thing you can do.

In almost every Brisbane home I walk into where mould is a problem, the owner opens with an apology. They assume it is a verdict on their housekeeping. It is rarely that simple, and it is rarely only that.

Mould is a moisture problem first. Without water it does not grow, and no amount of cleaning changes that. But housekeeping genuinely does feed into it, and I would be doing you a disservice to pretend otherwise. Dust and clutter give mould more to feed on, block airflow so damp air sits still against surfaces, and hide the early signs until the problem is established. Moisture is the trigger. How a home is kept and maintained is a real influence on what happens next.

This guide is the long version of the conversation I end up having in doorways and laundries. It covers what actually drives mould here, where it shows up, what genuinely reduces it, and the point at which a clean is the wrong tool entirely.

What a healthy home actually looks like

It helps to know what you are aiming at, because the target is more specific than most people expect.

  • Relative humidity sitting roughly between 40 and 65 percent, measured rather than guessed.
  • Water events, a spill, a leak, a washing machine overflow, dried within hours rather than left for days.
  • The building able to shed water outward, and able to dry out internally rather than trapping moisture inside wall and floor spaces.
  • An indoor fungal profile that broadly resembles the air outdoors, with water-damaged moulds minimal.
  • Dust, clutter and excess soft furnishing kept in check, so there is less for mould and dust mites to live on and air can actually move.
  • Air conditioning and ventilation systems serviced rather than forgotten.

The useful mental image is a dry Mediterranean climate: a home that simply does not offer microbes the conditions they need. Brisbane is not that climate, which is why getting there here takes some deliberate effort.

Why Brisbane homes grow mould when other homes do not

Mould spores are already in your house. They are in every house, everywhere, all the time. Spores are not the variable, and it is worth saying plainly that dormant spores and dead mould are not automatically harmless either. Whether mould is actively growing is not the only thing that matters, which is part of why removal matters more than killing.

What decides whether spores stay settled or start colonising is moisture. Mould needs 3 things: moisture, something to eat, and time.

You cannot eliminate the 3 conditions, but you can influence all of them

  • Moisture is the one you control most directly, through ventilation, drying and humidity management.
  • Food source cannot be removed entirely, because it is dust, skin cells, timber, plasterboard, cotton and the starch in paint. But it can absolutely be reduced: less dust, less clutter, fewer excess soft furnishings, and a considered view on wall-to-wall carpet.
  • Time cannot be stopped, but it can be shortened. Given the right conditions mould can begin growing in around 48 hours, so how quickly something wet gets dry is decisive.

That 48 hour window is the most practically useful number in this guide. It is the difference between a washing machine hose that made a mess, and one that started a problem inside the wall.

The climate, and the moisture you make yourself

Through the warmer months outdoor air here routinely sits above 70 percent relative humidity. Opening the windows on a humid February afternoon does not dry the house out, it brings more water vapour in. That catches out most people who have moved from a cooler state, because the instinct they arrived with, air it out, is the opposite of what the day calls for.

The part people miss entirely is how much moisture a household generates indoors. Cooking, showering, drying laundry inside, unflued gas heating, even breathing, all add water vapour to the air. A family of 4 puts a surprising volume into a house every day simply by living in it. In a well ventilated home that vapour leaves. In a closed-up home it does not, it migrates to the coldest surfaces, and it condenses there.

The 3 ways water gets into a home

  • Liquid water: a roof leak, a failed shower seal, a burst flexi hose, water pooling against the slab or under the house.
  • Rising and lateral damp: moisture moving through masonry or concrete from the ground, slower and quieter, often mistaken for a paint problem.
  • Water vapour in the air: both the humidity outside and the moisture generated inside. This is behind most of the mould I see.

Condensation on windows is your earliest warning

If you want a single thing to watch, watch your windows on a cool morning. Condensation forms when humid indoor air meets a surface cold enough to bring it below its dew point, and glass and aluminium frames are usually the coldest surfaces in a room.

Water on the glass is not a window fault. It is your home reporting that the indoor air is carrying more moisture than it can hold. It matters because the glass is only where you can see it. The same thing is happening behind the wardrobe against the external wall, behind the bedhead and behind the sofa, and those places are darker, stiller and better suited to actual growth.

A practical test: if you regularly wipe condensation off your windows, pull the bedroom furniture 5cm off the external walls and look behind it. That is where I find the first spotting more often than anywhere else.

Where mould starts, room by room

Bathrooms

A hot shower in a small room with an underpowered fan is the largest single moisture event in most homes. The detail that catches people is the exhaust fan itself: a great many vent into the roof cavity rather than outside, which moves moisture from a room you can see into a space you cannot. Silicone seals, grout lines and the underside of the shower screen frame hold water long after the room feels dry, which is why bathroom mould returns in exactly the same 3 places.

Wardrobes, cupboards and behind furniture

Still air is the common factor. A built-in robe on an external wall, kept shut and packed tight, is dark, unventilated and full of cotton and leather. If I had to design an ideal mould habitat I would struggle to improve on it. Leather shoes and belts usually show it first.

Bedrooms

The room I care most about, because it is where someone spends 8 hours a night in a closed space. Mattresses, bedding, curtains and carpet all hold moisture and dust, and dust mites need humidity for exactly the same reason mould does. Deal with one and you are usually dealing with both. Old homes and new homes both

Character homes have a recognisable pattern: subfloor ventilation blocked by garden beds or later building work, VJ walls that hold moisture in the joins, and high ceilings that let air stratify so the top corners stay still. I have covered that in mould risk in Queenslander homes.

But it would be wrong to file mould as an old-house problem. Modern builds have their own failure modes, and some are worse precisely because they are hidden. Steel-framed homes can produce condensation inside wall cavities, where there is no visible sign at all until the problem is significant. A tightly sealed new home with poor ventilation can hold moisture more stubbornly than a draughty old one. Age is not the deciding factor. Water management is.

Mould does not have to smell, or be visible

That earthy, damp smell is not the mould itself. It is gases released as mould digests what it is growing on. Because gases travel and mould does not, you can sometimes smell active growth that is completely hidden inside a wall cavity, under flooring or in a subfloor.

Here is the part that matters more, and that most guides get wrong. The absence of a smell tells you almost nothing. Plenty of significantly affected homes have no noticeable odour at all, and some of the worst cases show no visible mould and no smell whatsoever. A home can have a serious problem while passing every test your eyes and nose can perform.

Add to that the fact that smell fades to the people living with it within days. If a visitor mentions it and you cannot detect anything, believe the visitor.

Black mould, and why colour tells you very little

Black is a colour, not a species, and colour is close to useless as an identifier.

The same species can appear in different colours on different surfaces within a single room, depending on what it is growing on. Some moulds are effectively transparent. Plenty of harmless moulds are dark. The specific organism people usually mean when they say black mould can only be confirmed in a laboratory. So neither the colour, nor how alarming a patch looks, tells you what you are actually dealing with.

What is well established is that damp, mould-affected buildings are associated with a higher rate of respiratory symptoms among occupants. What is not established, and what gets oversold online, is a confident causal line from one species to one illness in one person.

I am careful about this for a reason. I am a naturopath, and the temptation in my field to overstate what mould does to people is real. A damp home is worth fixing on its own merits. Any symptom you are worried about belongs with your GP or specialist, not with a cleaner and not with a website. This guide is about the building.

Killing mould is the wrong goal

This is the single most common misunderstanding, and it is why people keep buying the wrong products.

Dead mould is not neutral. Whether a colony is alive or dead is not a reliable measure of whether it matters, because the material itself remains present either way. A product that kills mould and leaves it in place has not solved your problem. The goal is physical removal.

Once you accept that, the method becomes a question about the surface rather than about the chemical.

  • On non-porous surfaces such as tile, glass, sealed benchtops and metal, mould sits on top. A cloth and a decent detergent, with proper physical effort, will genuinely remove it. No harsh chemistry required.
  • On porous materials such as plasterboard, grout, raw timber, insulation and fabric, growth extends below the surface. Wiping the top removes the visible bloom and leaves the rest, which is why the patch reappears in the same outline. What is appropriate here depends on the material and how far the contamination goes, and sometimes the honest answer is that the material needs to come out.

This is also where bleach earns its poor reputation. It removes colour, which reads as success, while leaving growth in place on porous materials, and it is mostly water, so it adds moisture to the exact spot you are trying to dry. The patch goes pale, you assume it is dead, and it returns darker. Vinegar has its uses on hard surfaces, and I have written about what vinegar is and is not good for, but the same limitation applies: on a porous surface, no liquid substitutes for removal.

Do dehumidifiers actually work?

Yes, genuinely, and in this climate they are the most useful appliance most people are not using. But only if you understand what they are for.

A dehumidifier does not clean air and it does not remove mould. It pulls water vapour out of the air, which lowers relative humidity, which removes the condition mould needs. It treats the cause rather than the symptom, and that is exactly why it earns its place.

  • Aim to keep relative humidity within the healthy range, roughly 40 to 65 percent.
  • Buy a cheap hygrometer first. They cost very little and they tell you whether you have a problem at all, which is worth knowing before you spend hundreds on a machine.
  • Size it to the room. An undersized unit in a large open-plan space runs constantly and achieves little.
  • Close the room while it runs. Running one with the windows open on a humid day is dehumidifying Brisbane, which is not a winnable project.
  • Clean and maintain it. This one gets ignored, and it matters: a neglected unit with a dirty filter or a standing water reservoir becomes a moisture and microbial problem of its own. Empty it, clean the filter, and follow the manufacturer's schedule.

Air movement helps too. A ceiling fan on low breaks up the stagnant layers where condensation settles, and costs almost nothing to run.

When cleaning is enough, and when it is not

This is where money gets wasted, so it is worth being precise.

Cleaning removes what has grown and reduces what mould feeds on. Both are genuinely useful. What cleaning cannot do is change the water. If moisture is still arriving, or the home cannot dry, the same spot returns on roughly the same schedule and you have paid someone to reset a clock.

A clean is reasonable when

  • The area is small and on a hard, non-porous surface.
  • You know what caused the moisture, and you have fixed it.
  • It is surface growth, with no staining that appears to be coming from behind the material.
  • The home is otherwise dry, and humidity sits in a normal range.

It is not a cleaning job when

  • The area is large, or spans more than 1 room.
  • It returns to the same place after cleaning.
  • It is on or behind porous material: plasterboard, insulation, carpet underlay, structural timber.
  • There is a known history of water damage, even an old one.
  • You suspect a problem but cannot see or smell anything, which is common and is not reassurance.
  • It followed a flood, a burst pipe or a roof failure.

To be clear about what we do: we clean surface mould where it is safe to do so, and during a home health review we look at the whole home and flag where moisture and mould risk are developing. We are not remediators. Full remediation is specialist work, and when a home needs it we will say so rather than sell you a clean that will not hold.

What professional mould testing involves

The phrase covers 2 fairly different things. A visual inspection is exactly that: a trained person walks the property, looks for evidence of moisture and growth, checks the usual failure points, and reports what they find. A full assessment adds instruments and samples.

That typically means moisture meters to find wet material behind surfaces that look dry, readings for temperature, relative humidity and dew point to understand how the air is behaving, sometimes thermal imaging to reveal temperature differences that suggest moisture, and physical samples sent to a laboratory.

Air samples and tape lifts

A tape lift comes off a visible surface and answers what is growing here. An air sample uses a calibrated pump to draw a measured volume of air and answers what is actually airborne, including growth that is hidden. Air samples are normally taken indoors and outdoors on the same visit, because the outdoor reading is the baseline. Remember that a healthy home broadly resembles the outdoor air. An indoor result only means something when you can compare the 2.

How to choose a mould inspector

One structural issue is worth understanding before the questions. In many cases the company testing your home is also the company quoting to remediate it. They may be entirely honest, but the person telling you how much mould you have is also the person who earns more the more there is.

  • Do you also carry out the remediation you recommend?
  • Will you take outdoor control samples as well as indoor ones?
  • Which laboratory do you use, and is it accredited?
  • Will the report include moisture readings and photographs?
  • Will it tell me the likely cause, or only what was found?
  • What is not included in the price?

That last question matters more than people expect, because laboratory analysis is often charged per sample on top of the inspection fee.

The practical prevention list

  • Treat any water event as urgent. Dry it within hours, not days, because roughly 48 hours is all mould needs.
  • Run the bathroom fan during the shower and for 20 minutes after, and check that it vents outside rather than into the roof.
  • Use the rangehood every time you cook.
  • Dry laundry outside wherever possible.
  • Watch your windows on cool mornings. Persistent condensation is the signal to act.
  • Pull furniture a few centimetres off external walls so air can move behind it.
  • Keep dust and clutter down, and be realistic about excess soft furnishings and wall-to-wall carpet in damp-prone rooms.
  • Keep relative humidity between roughly 40 and 65 percent, measured rather than assumed.
  • Ventilate on dry days, not humid ones. Check the forecast rather than the calendar.
  • Keep gutters clear, make sure the ground falls away from the house, and keep subfloor vents clear.
  • Service air conditioning and ventilation systems rather than forgetting them.

Where cleaning genuinely helps

Regular, thorough cleaning will not fix a water problem, and anyone who tells you otherwise is selling something. What it does do is remove the dust and organic film mould feeds on, keep air moving by keeping clutter down, and keep the damp-prone places, grout, seals, sills, the underside of the shower screen, in a state where a developing problem is visible early rather than discovered late.

It also matters what is used. Heavily fragranced products add volatile compounds to indoor air that is already carrying more moisture than it should, which is a poor trade in a home where someone is sensitive.
