The short answer
- Mould needs moisture, a food source and time. None of the 3 can be removed from a house people live in, but all 3 can be influenced, and moisture is where the leverage sits.
- Most of the water in a Brisbane home is generated inside it: showering, cooking, drying laundry indoors and breathing. Outdoor humidity is the background, not the whole story.
- Given the right conditions, mould can begin growing in around 48 hours, so anything wet needs to be dry within hours rather than days.
- Opening the house up on a humid morning adds moisture instead of removing it. Ventilate on dry, breezy days, and check the forecast humidity before you do.
- Aim for indoor relative humidity of roughly 40 to 65 percent, and put 2 or 3 inexpensive hygrometers in different rooms so you are reading a pattern rather than guessing.
Brisbane gives you the moisture for free. From about November through to March the air outside is often carrying more water than you want inside, and the rest of the year brings storms, wet weeks and mornings where everything metal in the house sweats. None of that is under your control. What is under your control: how much water your household adds on top, how fast wet things get dry, and how much dust and clutter is sitting there ready to be colonised.
Every useful prevention step belongs to 1 of 3 conditions, which makes the job much shorter than a list of 20 clever tips. For the background on why this climate behaves the way it does, I have written about damp and mould in Brisbane homes separately. This piece is the practical half.
The 3 conditions, and which ones move
Mould needs moisture, something to eat, and time. Nothing else is required. None of the 3 can be eliminated in a house people live in: there will always be some moisture, your house is largely made of things fungi will happily eat, and time passes.
All 3 are dials rather than switches. Moisture is the dial with the most travel, which is why most of what follows sits under it. Time is the cheapest dial and the one most people ignore. Food is the condition my industry tends to either oversell or wave away, and neither is right. Dust and clutter genuinely contribute: they hold moisture, they block airflow, they feed growth, and they hide the early signs until the problem is no longer early.
Moisture: most of it starts inside
A household of 4 puts a surprising amount of water into the air every day without anyone spilling anything. Showers, the kettle, pots without lids, a load of washing on the clothes horse in the lounge, and breathing. That water has to go somewhere. In a sealed-up, air-conditioned house it goes into the coldest surfaces it can find, which are usually the ones nobody looks at.
Check where your exhaust fans actually vent
This is the single most common thing I find. A bathroom fan runs, it sounds like it is working, and it is discharging straight into the roof cavity. The shower steam then sits above your ceiling with no way out, condensing on the underside of the roof sheeting and soaking into the insulation.
Go outside and look for the vent. Eave, wall, or roof. If you cannot find one, get into the roof space with a torch (or have someone do it) and follow the ducting. A flexible duct that simply ends, or one that has come off the fan collar and is lying there, is extremely common and reasonably cheap to fix. While you are up there, check whether the duct sags. Long sags collect water and eventually block.
Then use the fan properly. On before the shower, and running for 20 minutes after, not switched off with the light on the way out. A cheap timer switch solves the human problem permanently. Door closed while it runs, and a window open a crack if the fan struggles to pull air.
Use the rangehood, and know which type you have
Boiling pasta releases a surprising amount of water. Recirculating rangehoods, the ones with a charcoal filter that blow the air back into the kitchen, do nothing at all for moisture. They handle some smell and grease. That is the extent of it. If yours is ducted to outside, use it every time you cook, not just when something burns. Lids on pots the rest of the time.
Dry laundry outside
A wet load dried on a rack in the lounge room puts roughly as much water into your air as the load was carrying when it came out of the machine. In this climate you have a yard, a balcony, or at minimum a covered spot with airflow. Use it. If you are drying inside because of the wet season, do it in a single room with the door shut and the window open, or run a vented dryer that discharges outside. A condenser dryer in a closed laundry with no ventilation is just relocating the problem.
Ventilate on the dry days, not the humid ones
This one is counterintuitive, and it matters here more than almost anywhere. Throwing every window open on a muggy 90 percent humidity February morning does not air out your house. It floods it with warm wet air, which then condenses on every cool surface inside, including your air-conditioned bedroom walls.
Check the forecast humidity before you open up. On a dry, breezy day in the cooler months, open the house wide and cross-ventilate for a few hours. That is genuinely useful. On a humid day, keep it shut and rely on your exhaust fans and, if you have it, the air conditioner's dry mode. Air conditioners dehumidify as a side effect of cooling, which is one reason a sealed Brisbane house can sit at a reasonable humidity all summer and then spike the moment everyone goes away for 2 weeks and the system is off.
Water from outside: gutters, ground and subfloor
Bulk water beats indoor humidity every time. If water is getting into the structure, nothing you do with a fan will matter.
- Gutters and downpipes. Clear them before storm season, not after the first overflow. An overflowing gutter dumps water down the wall and into the eaves, which is exactly where you will not see it until the cornice stains.
- Where the downpipe discharges. If it empties next to the slab or into a garden bed against the house, you are irrigating your own foundations. Get it into stormwater, or at least well away from the wall.
- Ground fall. Soil, mulch, concrete paths and new garden beds tend to creep upward over the years until they sit above the damp-proof course. Ground should fall away from the house, not toward it.
- Subfloor vents. Very Brisbane, very often blocked. Lattice, stored timber, a new deck, an air conditioner condenser unit, or a garden bed built straight across them. A ventilated subfloor is the only thing drying that space out, and a damp subfloor eventually becomes a damp floor.
- Air conditioner condensate lines. They block. When they do, water backs up into a wall cavity or a ceiling and you find out weeks later.
If you are renting, most of that list is not something you can act on yourself. It is still worth putting a request to the agent in writing rather than raising it in passing, because a written record of an overflowing gutter or a fan venting into the roof is a very different starting point months later. Time: the 48 hour rule
Given the right conditions, mould can begin growing in around 48 hours. That number is the most useful thing in this article, because it turns a vague worry into a deadline.
A leak found on Saturday and dealt with on Tuesday is a completely different problem to one dealt with on Saturday. A towel left in a heap, a bathmat that never quite dries, a spill under the dishwasher, a pot plant saucer that overflowed behind the couch: all of them are on a clock. Treat every water event as urgent, however small and however boring.
Practically, get it dry within hours. Towels first, then air movement. A pedestal fan aimed at the wet area does more than almost anything else you own. Lift wet things off the floor, pull furniture away from the wall, open the cupboard, and leave the fan running overnight rather than declaring it dry because the surface feels dry. Carpet underlay and the bottom plate of a wall hold water long after the top feels fine.
Bigger events (a burst flexi hose, a washing machine failure, water through the roof in a storm) are past the point where a fan and a towel are the answer. That is a job for someone with proper drying equipment, and speed matters more than getting 3 quotes.
Food: dust, clutter and airflow
A good clean does not fix a moisture problem, and nobody should sell it to you as one. It still matters. Dust is organic material sitting on a surface, it holds moisture, and a heavy layer on the back of a wardrobe is a better growth medium than the painted board underneath it.
What actually helps:
- Pull furniture off the walls. Even 5cm of gap behind a bedhead or a wardrobe on an external wall changes the surface temperature and lets air move. Furniture pushed flat against a cool external wall is a classic spot for growth nobody sees for a year.
- Vacuum with a machine that has real HEPA filtration and does not blow fine dust straight back into the room. Plenty of domestic vacuums do exactly that.
- Keep the backs and undersides in the routine. Under beds, behind the fridge, the top of the wardrobe, sliding door tracks, and the window sill channels where condensation collects.
- Reduce the amount of soft, absorbent material in rooms that already run damp. I am not going to tell you to throw out your cushions. But 3 rugs, floor-to-ceiling curtains, a packed wardrobe and a bathroom that never dries out is a stacked deck, and something on that list can go.
- Do not store cardboard boxes directly on a concrete slab or in an unventilated garage. Cardboard is fungal food that wicks moisture.
The other value of a genuinely clean, uncluttered house is visibility. You find the small stain, the swollen skirting or the musty cupboard early, because nothing is in the way.
Measure it: 40 to 65 percent
A healthy indoor environment sits at roughly 40 to 65 percent relative humidity. Below that gets uncomfortably dry, which is rarely a Brisbane problem. Sustained periods above 65 percent are where risk starts climbing, and that is the point at which something needs to change.
Hygrometers cost very little. Buy 3: put 1 in the main living area, 1 in the worst bedroom (usually the one on the south side, or the one with a wardrobe against an external wall), and 1 in the bathroom or laundry. What you are looking for is not a single reading but a pattern. Which room runs consistently higher, what happens overnight with the doors shut, and how a humid week compares with a dry one.
Dehumidifiers work in a closed room, with the door shut, sized to the space. They also need the tank emptied, the filter cleaned and the coils kept clean, or they become a warm damp appliance quietly making things worse. A scope note. This article is about buildings, not people. It covers how houses take on water, hold it and dry out, and nothing in it is health advice. If someone in your household is unwell, that is a conversation for their GP or treating practitioner.
If something has already started
Prevention and removal are different jobs. Killing mould is not the goal, physical removal is. On a hard non-porous surface (tiles, glass, sealed benchtops, sound painted trim) that means a cloth, a detergent, and effort. On porous material the growth extends below the surface, and what happens next depends on the material and how far it has gone. Sometimes the material has to come out.
Bleach is not the answer. It removes the colour while leaving growth in place on anything porous, so the wall looks fixed and is not, and it is mostly water, which is the last thing you want to add. If growth keeps returning in the same spot after cleaning, the moisture source has never been found. That is the actual problem, not the stain. Something else is worth saying plainly, because it changes how you read your own house. Mould does not have to be visible and it does not have to smell. Most significant problems have no odour at all, and nose blindness sets in within days of living with one. The absence of a smell is not reassurance. Neither is colour: the same species looks different on different surfaces, some are effectively transparent, and identifying anything properly requires a laboratory.
Where I fit in all this
I clean surface mould where it is safe and appropriate to do so as part of a clean, and I am not a remediator. What I do bring is the habit of looking at a whole house rather than a benchtop. During a Home Health Review I walk through the home and point out the ordinary things that build moisture risk: the fan venting into nothing, the wardrobe against the cool wall, the subfloor vent behind the new deck, the cupboard that smells different to the rest of the house. It is a conversation about how the house is running. It is not an inspection, a test or an assessment.
Where a property needs real investigation, that is a separate profession. Mould assessors use moisture meters, thermal imaging and laboratory sampling to work out where water is coming from and what is growing, then report on it. That is not work I do or offer, and it is the field I am currently studying. When a home needs it, I will say so and point you toward someone who does it properly. Knowing the boundary is part of the job.
Most homes do not need any of that. Most homes need the fan ducted outside, the laundry on the line, the gutters cleared, the furniture pulled off the wall, and someone treating a wet floor as a same-day problem.

Is mould only a problem in old Queenslanders?
No. Older homes have their own risks, particularly subfloors and less airtight construction, but new builds fail too. Tightly sealed modern houses trap the moisture generated inside them, and condensation can form inside wall cavities, including steel-framed ones. Age is not a reliable predictor. Moisture management is.
If I cannot see or smell mould, am I in the clear?
Not necessarily. Most significant mould problems have no smell at all, and where there is an odour, people living with it usually stop noticing within days. Growth also occurs in places you do not routinely look, such as inside wall cavities, behind furniture on external walls, and in roof or subfloor spaces. The absence of a visible patch or a smell is not evidence that nothing is happening.
Will a dehumidifier stop mould on its own?
It helps, within limits. A correctly sized dehumidifier running in a closed room with the door shut will pull the humidity down in that space. It will not fix a leaking roof, a blocked gutter, a fan venting into the ceiling, or water coming up through a slab, and it needs its tank emptied and its filter and coils cleaned regularly or it becomes a damp appliance adding to the problem. Treat it as part of the answer rather than the whole answer.
