Do DIY Mould Test Kits Actually Work?

Settle-plate mould test kits grow something in nearly every Australian home, because spores are everywhere. A positive result without a baseline is close to meaningless. Here is the narrow job a kit does well, and where the money is better spent.

The short answer

  • A settle plate will grow something in almost any home, because fungal spores are a normal part of both indoor and outdoor air. Growth is the expected result, not the alarming one.
  • Without a same-day outdoor control sample, a measured air volume and laboratory identification, a positive plate tells you almost nothing about whether your home has a problem.
  • A kit is genuinely useful for a narrow job: confirming that a specific visible patch is biological growth rather than a stain, soot or paint failure, using a swab or tape lift sent to a laboratory.
  • A kit cannot show you how far growth extends below a surface, what is inside a wall cavity, or produce a document a remediator, landlord or insurer will act on.
  • A hygrometer earns its place instead. Mould is a moisture problem first, a healthy home sits at roughly 40 to 65 percent relative humidity, and moisture is the condition you can actually change.

A DIY mould test kit sits in an odd category: a positive result tells you almost nothing, and a negative result tells you less. That is not an argument for never buying one, but it is an argument for understanding what you are buying before the dish goes on the kitchen bench.

What is actually in the box

Most kits sold to householders fall into 2 groups. The cheap ones are settle plates: a small dish of nutrient agar you uncover, leave sitting for a set number of hours, seal, then keep somewhere warm for a few days until something furry appears. You read the result yourself against a printed chart.

The other group is a swab or a sticky tape lift that you post to a laboratory, usually for an analysis fee on top of the kit price. That is a different proposition, and I will come back to it, because the sampling method is what decides whether a result means anything at all.

The settle plate is what most people mean by mould test kit. It is also the one that causes the most unnecessary worry, particularly in a climate like ours where damp and mould are close to a standing condition for a good part of the year.

Why the plate grows something in nearly every house

Fungal spores are everywhere. They are a normal component of outdoor air, and they come inside on shoes, on the dog, on washing brought in off the line, through open windows and through the front door every time it opens. A home with no fungal spores in it does not exist, and would not be a sensible goal if it did.

Leave a warm, moist, nutrient-rich dish open to the air of an Australian home and growth is not a discovery. It is the expected outcome. Sealing it in a dark cupboard at room temperature for several days is a fair approximation of ideal growing conditions. Something will almost certainly appear, and it will look confronting, because colonies on agar look far more dramatic than the same organism looks on a windowsill.

Growth on a plate only becomes information when you have something to compare it against. On its own it records the fact that you live on Earth.

The 4 controls a home kit does not have

The professional version of this test is not simply a nicer plate. It is the same basic idea with 4 controls added, and each one changes the meaning of the result.

1. No outdoor control

The benchmark for a healthy home is not zero spores. It is an indoor fungal profile that broadly resembles the outdoor air around the building. An assessor collects an outdoor sample on the same day, in the same weather, as the reference point. Without it, an indoor result has no baseline, and a count that looks high in isolation may be lower than the air in your own back garden.

2. No measured air volume

A settle plate collects whatever happens to drift down onto it. That depends on where you put it, whether the ceiling fan was running, whether anyone vacuumed that morning, whether the cat walked past. An air sampling pump draws a known volume of air over a known time, which is what allows a result to be expressed as a concentration per cubic metre. A settle plate cannot produce a concentration, because it never knew how much air it was sampling.

3. No identification

Colour tells you very little. The same species looks different on different surfaces, some moulds are effectively transparent, and black mould describes a colour rather than a species. Identification is laboratory work, done under a microscope or by culture, by someone trained to do it. A fold-out card with 6 colour photographs on it is not identification.

4. No interpretation

This is the control that matters most. Even a properly collected laboratory result is close to useless without someone who has walked the building, looked at where the water is coming from, and can read the numbers against the outdoor reference. Sampling is the easy part. Working out what the numbers mean in that particular house is the skill, and it is why proper mould testing looks nothing like a kit from the hardware aisle.

Where the money is not wasted

A kit is not a scam. There is a job it does honestly and reasonably well.

If you have a specific visible patch and genuinely do not know whether it is growth, a tape lift or swab from that patch sent to a laboratory will answer that question. Discolouration on a ceiling can be soot from candles, water staining from an old leak, dirt drawn through a gap by air movement, or a paint failure. Those get handled differently, and it is reasonable to want to know which one you are looking at before you start pulling things apart.

A kit can also do something less scientific but still worth counting. It can move a household from vaguely uneasy to actually paying attention. If a small amount of money is what finally makes someone investigate the damp corner they have been walking past for months, it earned its keep.

There is one more fair use. If you run identical plates in 4 rooms under the same conditions and 1 comes back dramatically different from the other 3, that is worth noticing. Treat it as a prompt to go and look properly at that room, not as a finding.

What it cannot do, at any price

Extent is the first thing out of reach. Growth on a porous material extends below the surface, and the visible patch is frequently the smallest part of the story. Nothing sitting on a bench can see into a wall cavity or under a floor covering.

Nor can a kit tell you whether you have a problem. That is a judgement about the building: where water is entering or condensing, how long materials stay wet, how much material is affected, and what that material is.

A clear result is not good news either. Dormant spores and dead mould still matter, because non-viable material still has to be physically removed. Whether growth is alive is not the measure of whether it is an issue, and a plate that grows nothing does not clear the wall behind it.

A kit also cannot produce a document anybody will act on. No remediator scopes work from a supermarket petri dish, and no insurer opens a claim on one. What those parties act on is documented sampling with a chain of custody and a written report from a qualified assessor.

In Queensland, tenancy disputes about maintenance are generally handled through the Residential Tenancies Authority process. That is general information rather than legal or tenancy advice, and every situation differs, but a photograph of a fuzzy dish is not the kind of evidence that does much work in a dispute. It is also the argument for getting the problem assessed before paying anyone to remediate it, rather than after.

The measurement I would buy instead

If you are going to spend money on a device that sits in your house and tells you something, buy a hygrometer. Relative humidity in a healthy home sits roughly between 40 and 65 percent. Knowing where yours actually sits, in the rooms you are worried about, across a week rather than a single afternoon, will change more decisions than any plate.

Moisture is the lever. Moisture, food and time cannot be eliminated, but all 3 can be influenced, and moisture is where the real control sits. A surprising amount of it is generated inside the house rather than blown in from outside: cooking, showering, drying laundry indoors, an unflued gas heater, a household breathing overnight in a closed bedroom. A hygrometer catches that. A petri dish does not.

Beyond that, the tools that answer the important questions are not consumer items. A technician uses a moisture meter on building materials, thermal imaging to find cold surfaces where condensation forms, and sometimes a borescope to look inside a cavity without opening it up. That is a different category of work from anything sold in a box, and it is worth knowing what to look for when choosing the person who does it.

If you have already run a kit and something grew

Do not panic at the photograph. Work in this order.

  1. 1Find the water. Growth is a symptom. Look for the leak, the cold surface, the room where the washing dries, the bathroom fan that vents into the roof space rather than outside.
  2. 2Log the humidity in the rooms you are worried about, morning and evening, for at least a week. Patterns matter more than single readings.
  3. 3Deal with any current water event fast. Given the right conditions mould can begin growing in around 48 hours, so drying something within hours rather than days is the single most useful thing anyone does.
  4. 4Clear the clutter and dust around the affected area. Housekeeping is not the cause of a mould problem, but dust and stored items feed growth, block airflow and hide the early signs, so it genuinely contributes.
  5. 5Remove visible growth on hard, non-porous surfaces physically: cloth, detergent, effort, and a vacuum with proper HEPA filtration for the dust around it. Killing it is the wrong goal. Physical removal is the goal.
  6. 6Leave the bleach alone. It strips the colour while leaving growth below the surface of porous materials, and it is mostly water, so you are adding moisture to a moisture problem.
  7. 7If the affected area is large, keeps returning, sits on plasterboard or timber, or you suspect it is inside a cavity, stop cleaning and have the building assessed properly.

The honest summary

A DIY mould test kit answers a question most people are not actually asking. They want to know whether their home is sound. The kit tells them whether spores exist, and they always do.

Buy one if you have a specific patch you want identified and you are willing to pay for laboratory analysis of a swab or tape lift. Skip the open-air plate. Put the money into a humidity meter, then into fixing whatever the humidity meter reveals.

For what it is worth, this is the sort of thing I talk through during a Home Health Review: where moisture is being generated, which rooms are not moving air, and the places growth tends to start where nobody looks. I clean surface mould where it is safe to do so as part of a clean. Testing, assessment and remediation are separate trades, and I am upfront about that. Knowing which one you need is usually worth more than any test.
