Air Sampling vs Tape Lift: What Each One Tells You

A tape lift answers what is this. Air sampling answers what is airborne. Different questions, different tools, and a lot of reports that quietly skip the single control sample that makes the numbers mean anything.

The short answer

  • A tape lift is taken from something already visible and identifies what the growth is. Air sampling uses a calibrated pump drawing a measured volume of air and shows what is airborne, including growth nobody has found yet.
  • Without a same-day outdoor control sample, an indoor spore count is close to meaningless. A healthy home broadly resembles the outdoor air around it, so outdoor air is the yardstick.
  • Spore trap air sampling captures dead and dormant spores as well as live ones. That matters, because whether mould is alive is not the measure of whether it is a problem.
  • There is no Australian regulatory threshold dividing a safe home from an unsafe one. A spore count measures air at a moment in time, and no sampling result is a health assessment.
  • Neither method finds the water. Sampling tells you what and roughly where. Moisture readings, thermal imaging and a proper look at how the building was put together tell you why.

Mould testing is not one thing. The 2 methods most homeowners get quoted answer genuinely different questions, and a report built on the wrong one sends people spending real money in the wrong direction. Worth knowing which is which before paying for either.

The 2 questions behind the 2 methods

Tape lift sampling starts from something visible: a patch on the ceiling, a bloom along a window reveal, a grey shadow on the back of a wardrobe. The question is what that patch actually is. Air sampling starts from the opposite position, either nothing obvious or something obvious plus a suspicion there is more, and asks what is circulating through the air of the room.

Both are collection methods. Neither is a diagnosis. In Brisbane, where the climate does much of the heavy lifting on the moisture side, the pattern of what turns up is fairly predictable, and I have written separately about why damp behaves the way it does in South East Queensland homes. Sampling sits on top of that context rather than replacing it.

Tape lift: identifying what is already in front of you

A technician presses clear adhesive tape, or a purpose-made lift medium, onto the surface, transfers it to a slide, seals it and sends it to a laboratory. An analyst then looks under the microscope at what came away. The simplicity of it gets mistaken for crudeness.

A trained analyst can distinguish actual fungal growth from settled dust, because growth shows structure: hyphae, fruiting bodies, spores still attached where they formed. Spores that have simply drifted onto a shelf look different from a colony that has been living there. The analyst can usually identify the genera present, sometimes the species, and can comment on how heavy the growth is.

The limits are just as clear. A tape lift describes a patch roughly the size of a postage stamp. It says nothing about the wall cavity behind it, the room next door, or the air anyone is breathing. It cannot tell you how long the growth has been there, and it cannot tell you where the water came from. Swab samples work on a similar principle, though some swab methods are cultured on agar, which introduces its own bias: only what is alive and willing to grow on that medium gets counted.

Air sampling: measuring what is actually airborne

Here the method matters more. A calibrated pump draws air at a known flow rate for a known length of time through a spore trap cassette, where particles impact onto an adhesive slide. Flow rate multiplied by duration gives a measured volume, and the count on the slide is divided by that volume to give a result in spores per cubic metre. The calibration is not a formality. Without a known volume, a count is just a count.

Spore trap air sampling does not care whether the spores are alive. It captures viable spores, dormant spores, dead spores and fragments alike, which is the point of the method. Dead mould still carries the same particulate matter into the air, and dormant spores wait for the next water event. Whether a colony is currently alive is not the measure of whether it is a problem in a house.

Air sampling is also the method with a real chance of pointing at growth nobody has found. If an indoor sample shows a genus strongly elevated against the outdoor reference, particularly one associated with sustained wet conditions, that is a signal worth chasing into wall cavities, subfloors and ceiling voids. It does not prove hidden growth. It raises the question loudly enough that someone should answer it.

The caveats are real. A sample is a snapshot of maybe 5 or 10 minutes of air in a single room. Whether a window was open, whether the air conditioning was running, whether someone vacuumed that morning or shut the house up for 2 days beforehand: all of it moves the number. Reputable assessors control for those conditions and record them. Some deliberately take a disturbed sample as well as an ambient one, agitating the air to see what is sitting in carpet and soft furnishings waiting to be stirred up.

The outdoor control sample is not optional

Outdoor air is full of mould spores. That is normal, permanent and not a problem. Fungi are how the outdoor world breaks down organic material, and no house is or should be sterile. So the definition of a healthy indoor environment is not the absence of spores. It is an indoor fungal profile that broadly resembles the outdoor air around it, usually at lower total concentration, with a similar mix of genera.

That definition has a hard consequence: an indoor spore count on its own is uninterpretable. The same figure might be entirely unremarkable on a still winter morning and clearly elevated on a day when the outdoor baseline is low. The outdoor control has to be taken the same day, in comparable weather, away from compost heaps, garden beds and mulch that would skew it upward and flatter the indoor result by comparison.

If a report arrives with indoor numbers and no outdoor reference taken the same day, the numbers are decoration.

This is one of the more useful questions to ask before booking anyone: how many samples, taken where, and is an outdoor control included. The answer sorts operators quickly. There is more on what a competent process looks like end to end in my walkthrough of how mould testing actually works.

Chain of custody, and why the laboratory matters

Every sample should travel with a chain of custody form recording who collected it, from exactly where, at what time, under what conditions, and how it was transported and handed over. The laboratory logs receipt against that form. The point is an unbroken, documented line from the wall to the microscope, with no window where a sample could have been mixed up, mishandled or substituted.

That paperwork feels like bureaucracy right up until the moment it is load-bearing. Insurance claims, building disputes and tenancy matters can turn on whether a result stands up to scrutiny, and a documented sample with a proper chain of custody generally carries more weight than a phone photo. Anyone in that position, including renters raising a repair issue with the Residential Tenancies Authority, should check their own circumstances with the relevant body. This is general information, not legal or tenancy advice.

Analysis should be done by an accredited laboratory. In Australia that generally means NATA accreditation for the relevant method, which is a check on the lab's competence, procedures and reporting rather than just its equipment. It is a fair question to ask which laboratory will be doing the analysis, and any assessor worth engaging will answer without hesitation.

What the results do not tell you

Colour is worth dispatching first, because it drives so many enquiries. Colour tells you almost nothing. The same species can present differently depending on what it is growing on, and some moulds are effectively transparent. Black mould is a colour, not a species. Identification requires a laboratory, which is precisely why these sampling methods exist.

The larger misunderstanding is the number itself. A spore count measures air at a moment in time. There is no Australian regulatory threshold sorting homes into safe and unsafe, and no dose-response line to sit above or below. Assessors interpret a result as a comparison against outdoor air and against what is expected for that building. That is a building question.

The other thing sampling will not do is find the water. No slide identifies a failed shower waterproofing membrane, a blocked weep hole, a downpipe discharging against a slab edge, or condensation forming inside a steel-framed wall cavity in a house built 3 years ago. That is the moisture side of an assessment: readings, thermal imaging, and someone who understands how the building was put together. Sampling confirms and characterises. Which one, and when

A rough guide. If there is a visible patch and the only real question is what it is, a tape lift answers that directly. If the concern is a smell with no visible source, damp with nothing obvious to point at, a history of water damage, or a whole-of-home picture, air sampling with an outdoor control is the method that can address it. Plenty of competent assessments use both, plus moisture data, because they answer different halves of the same question.

Worth remembering that mould does not have to be visible or produce a smell. Most significant problems have no odour at all, and nose blindness sets in within days, so a house that seems fine to the people living in it is not reassurance either way.

There is also a strong argument for sampling before remediation rather than only after, so there is a documented starting point to verify the work against. I have made that case at more length in why testing should come before you pay anyone to remove mould.

Something worth holding onto regardless of method: given the right conditions, mould can begin growing in around 48 hours. Drying a water event within hours rather than days is still the single most useful thing anyone can do, and no amount of sampling substitutes for it.

Where I sit in this

To be straightforward about it, I do not do any of the above. I am not a mould assessor and I am not a remediator. I am currently studying mould and moisture assessment (unit NAT11429003) and I am not certified, so I do not take samples, take moisture readings or issue reports, and I would be wary of anyone who blurred that line.

What I do is clean, properly, and remove surface mould where it is safe to do so as part of that work. Physical removal is the goal rather than killing it, because dead growth left on a surface is still growth left on a surface. Dust and clutter contribute here too: they feed mould, block airflow and hide the early signs, so good housekeeping is not the whole answer but it is a long way from irrelevant. During a Home Health Review I walk the whole house and flag where moisture and mould risk are developing, so that if you do decide to bring in an assessor, you already know what you want them to look at.

Which is usually the more useful sequence. Know the questions first. Then pay someone to answer them.

Common questions

Do I need both air sampling and a tape lift?

Not always. If there is a visible patch and you only want to know what it is, a tape lift answers that on its own. If the concern is a smell, a history of water damage, or a suspicion of growth nobody has found, air sampling with a same-day outdoor control is the method that can address it. Many thorough assessments use both, alongside moisture readings, because each answers a different part of the question.

Can air sampling find mould hidden behind a wall?

It can point at it, which is not the same as proving it. If an indoor sample shows particular genera strongly elevated compared with the outdoor control, that is a strong reason to investigate cavities, subfloors and ceiling voids further. Confirmation still comes from physical investigation, moisture readings and, where warranted, opening something up.

What is a normal mould spore count in a home?

There is no fixed number, and anyone quoting a universal safe threshold is overstating what the science supports. Interpretation is comparative: a healthy home broadly resembles the outdoor air around it, usually at lower total concentration and with a similar mix of genera. That is why the outdoor control sample taken the same day is the reference point rather than any published figure.

Does it matter if the assessor skips the outdoor sample?

Yes, quite a lot. Without a same-day outdoor reference taken in comparable conditions, an indoor spore count cannot be interpreted, because there is nothing meaningful to compare it against. If a quote does not include an outdoor control, ask why before booking.

Are DIY petri dish mould kits worth buying?

They tell you very little that is useful. A settle plate left open on a bench will grow something in almost any home, because spores are everywhere and that is normal. There is no measured air volume, no outdoor control, no chain of custody and usually no accredited analysis, so the result cannot be interpreted against anything.
